Happy Friday! This is Brian Manning with your weekly update. Let’s get right to it.
To be honest, this week was a rough one for mortgage rates; there is no sugarcoating that. While we actually saw some improvement at the beginning of the week, those gains didn’t last. As the week went on, the market reversed all the progress we had made, and rates moved higher.
Here is exactly what happened: the entire week was driven by global headlines rather than economic data. We didn’t see any major reports, but we did see significant uncertainty in the marketplace. That uncertainty centered clearly on oil prices; as they climbed, they brought up inflationary concerns, which naturally caused mortgage rates to rise along with them.
The important thing to note is that this wasn’t a slow, steady move. The market was very unstable this week, resulting in a “seesaw” effect. Some days rates improved, only for those gains to be erased the next. This back-and-forth suggests that the market lacks a clear direction right now, especially regarding mortgage rates. On a positive note, we saw rents continue to cool slightly. This could be a sign of cooling inflation, though we will have to wait and see how that unfolds.
The bottom line is that mortgage rates can move very quickly right now—up or down. The environment remains unstable due to the situation in the Middle East, making timing more important than ever.
